The beachfront plot is located close of the international Aktio Airport, at the Regional unit of Aitoloakarnania on Western Greece. It lies at the entrance of the Ambracian Gulf in the Ionian Sea, with views to the island of Lefkada (22klm – 24k inhabitants), south of the city of Preveza (4.5klm – 20k inhabitants), 2.2 klm from the peripheral highway, in an area popular for attracting seasonal tourism. The proximity to main towns of Preveza (through underwater tunnel) and Vonitsa/Lefkada (through new highways) creates all year round occupants in many of the scattered residential establishments in the location. It falls outside the urban planning zone of the area and it is flat. No identified issues with the locality regarding natural life protection issues (Natura or other special restrictions in development).
